The Natural Resources Defense Council (NRDC) through its Center for Market Innovation (CMI),is leading an affordable multifamily housing retrofit demonstration project. This project will showcase the process for making energy efficiency and renewable energy investments in affordable multifamily housing properties. The goal is to help accelerate the adoption of high performance energy and air quality measures in affordable multifamily buildings, by engaging directly with a set of building owners and working with industry experts to demonstrate how the process works and to identify opportunities.

The objectives of the project include:

  1. To engage directly with stakeholders to identify and address the real and perceived barriers impeding the adoption of triple bottom line investments
  2. To identify packages of energy performance measures (EPMs) that maximize energy cost savings, return on investment (ROI), and payback
  3. To explore different financing options to address initial first cost hurdles.

Working alongside these private sector stakeholders, the project will develop set of resources as a roadmap and guide for affordable multifamily housing developers and owners to maximize the financial benefit of cost-saving energy efficiency and clean energy opportunities in their buildings. These resources include:

  • Documenting the steps and decision making process involved in assessing and implementing more cost saving energy solutions
  • Developing a value analysis tool that enables efficient assessment of high performance retrofit scenarios
  • Creating case studies that highlight the financing strategies that could be applied 

Together these resources are aimed to facilitate building owners and developers in replicating the methodologies developed through the project. The project will also engage the financial community in regards to leveraging existing energy efficiency and renewable energy resources to scale and replicate financially attractive solutions for the affordable multifamily housing sector.
